Septic Leach Field Inspections 101: A Real-World Example

We recently got a call from a homeowner — let’s call her Linda — asking how much we charge for a leach line inspection. She’d just had her septic tank pumped, and the pumper told her, “When we put water back in, it didn’t go anywhere. You probably need your leach lines inspected.”

That comment understandably worried her. Was the leach field failing? Did she need a whole new system? Or just a more in-depth inspection?

We walked Linda through what was going on, and we realized her questions are the same ones many homeowners have. So we put this guide together to explain what a leach field is, signs it may be in trouble, what a leach line inspection involves, and how to track down your system layout.

What Your Leach Field Actually Does

Your septic tank is only half of your onsite wastewater system. The other half is the leach field (also called a drain field or leach lines). After solids settle in the tank, the liquid effluent flows out to the leach field, where it slowly soaks into the soil.

A typical leach field is made up of one or more perforated pipes buried in gravel trenches. The number and length of those pipes depend on your soil, slope, and property size. Some properties have one long line; others have two or three shorter lines branching off a distribution box.

When everything is working, effluent leaves the tank, flows down the lines, and the surrounding soil absorbs and treats it naturally.

Warning Signs Your Leach Field May Be Failing

In Linda’s case, the pumper noticed that when they added water after pumping, it “didn’t go anywhere.” That’s a red flag that the leach field might be saturated or not accepting effluent properly.

Other common signs your leach field needs attention include:

  • Effluent returning to the tank after pumping (the liquid level rises quickly again)
  • Slow drains or frequent backups in the house, even after the tank is emptied
  • Wet, soggy, or spongy areas over the leach field, especially in dry weather
  • Persistent sewage odors in the yard around the septic area
  • Unusually lush, green grass in strips where the lines run

None of these automatically mean you need a full replacement, but they’re strong reasons to schedule a leach field inspection.

What a Leach Line Inspection Typically Involves

When Linda called, she asked an important question: “What does a leach line inspection even include?” The answer can vary by property, but it usually involves some combination of these steps:

1. Start With Pumping and Basic Diagnostics

The first step — which Linda had already done — is usually to pump the septic tank. With the tank empty, we can see if effluent immediately returns from the leach field back into the tank. If it does, that tells us the field isn’t accepting water the way it should.

We’ll also look at the baffles, inlet and outlet, and any distribution boxes we can access to check for obvious blockages or damage.

2. Camera Inspection of the Lines

Many homeowners, like Linda, are told, “We can camera the line.” A sewer camera inspection involves feeding a small camera into the leach lines to look for:

  • Crushed or broken pipes
  • Root intrusion
  • Severe buildup or blockages
  • Sections that are holding water (indicating sagging or saturation)

The camera helps us see conditions inside the line without digging up your yard.

3. Hydrostatic Testing and Effluent Return

We may also perform hydrostatic testing, which is a controlled way of adding water to the system and watching how it behaves. Think of it as a more precise version of what Linda’s pumper did.

We monitor:

  • Whether water moves out into the field as expected
  • Whether it stays standing in the lines
  • Whether it returns to the tank (effluent return)

If water can’t move into the surrounding soil, it tells us the field may be saturated, clogged, or at the end of its useful life.

How Line Length and Number Affect Cost and Process

One of Linda’s biggest questions was, “How do we know how many leach lines we even have?” That’s not just curiosity — it directly affects how long an inspection takes and what it costs.

Here’s why:

  • More lines = more time to camera and test each run
  • Longer lines require longer camera work and may need additional access points
  • Complex layouts (multiple branches, distribution boxes) take more diagnostic time

On a simple system with one short line, inspections are usually quicker and less expensive. On larger or older properties with multiple long lines, we plan for extra time, which increases cost.

This is why we often ask for any septic plans or previous reports before we come out — it helps us give a more accurate estimate and bring the right equipment.

How to Find Your Septic Plans and Layout

When Linda asked how she could figure out how many lines she had, we suggested a few places to look. You can use the same approach on your property:

1. Check Your House and Closing Documents

Start with your own records. You may find a basic layout or full septic design in:

  • Original house plans or blueprints
  • Closing or escrow paperwork from when you bought the home
  • Home inspection reports from previous sales or refinances

These often include a diagram showing tank location, leach field area, and sometimes the number and length of lines.

2. Call Your County or Environmental Health Department

If you strike out at home, your next stop is usually the county environmental health or building department. As we told Linda, septic system installations require permits in most areas, and those permits typically include the design or “as-built” drawings.

When you call, have this information ready:

  • Your property address and parcel number (if you have it)
  • The approximate year the home was built
  • Any previous septic permits or records you know about

Even on older homes, counties often keep these records for decades and can provide copies or allow you to review them in person.

When to Stick With the Company That Pumped Your Tank

In Linda’s situation, the same company that pumped her tank also offered leach field inspections. In many cases, we recommend sticking with the company that already worked on your system, as long as you trust them and they’re licensed and experienced with septic diagnostics.

They’ve already seen your tank, know the site, and may have notes from the pumping that will help with the inspection. If you’re price shopping or unsure, ask any company you call:

  • Exactly what their inspection includes (camera, hydrostatic testing, report)
  • Whether you’ll receive a written inspection report
  • How they charge when multiple lines or longer runs are involved
