We’re a local sewer and drain testing team, and we recently got a call from a real estate agent — let’s call him Mark — who was helping a family sell a cabin that had been in the family since the 1930s. In the early 1970s, the whole neighborhood switched from septic to sewer, and that’s when the lateral line was installed. Since then? No backups, no slow drains, no obvious problems… and also no inspections.

Mark told us, “Every fiber of my being says this line probably needs to be replaced, but I don’t actually know.” He wanted to know: should they just budget for a full replacement before listing, or start with testing and cleanouts?

We hear this kind of question a lot from sellers and agents dealing with older homes. Let’s walk through how we usually approach it and what we recommend if you’re selling a home with a sewer lateral from the 1950s–1970s.

Start with a Pre-Test, Not a Full-Blown Inspection

One of Mark’s biggest worries was getting an official inspection, failing it, and then being on the clock to fix everything right away. In our area, once a house gets a failed inspection with the utility district, you typically have about 30 days to correct and retest. That’s stressful when you’re trying to list a home or already in escrow.

That’s why we often suggest a pre-test visit first. This is an unofficial inspection that doesn’t involve the public utility district (PUD) yet. It gives you information and options without triggering any mandatory timelines.

What a Pre-Test Visit Looks Like (Step by Step)

Here’s what a typical pre-test looks like from your side as a homeowner or seller:

  1. Initial site visit – We come out to the property, walk the site, and locate (or confirm the absence of) cleanouts. Many older homes either don’t have proper cleanouts or they’re buried.
  2. Camera inspection – We run a sewer camera through the line to see the condition of the pipe: material, slope, roots, cracks, offsets, and any bellies or sags.
  3. Discuss what we see – Right there on site (or shortly after), we review our findings with you or your agent in plain language: “Here’s where it looks good, here’s where it’s questionable.”
  4. Plan for pressure testing – If the line is in testable condition, we talk about installing or raising cleanouts to grade so we can actually perform a pressure test.

We typically charge a modest initial inspection fee for this visit, which covers getting on site, running the camera, and giving you a realistic game plan. It’s often the best money you can spend to avoid surprises during escrow.

Cleanouts: The First Step You’ll Need Either Way

In Mark’s case, there were no visible cleanouts. That’s extremely common for lines installed in the 50s–70s. We explained what we always explain to sellers:

Every house should have at least two cleanouts:

  • A foundation cleanout – near the building, where the line exits the house.
  • A property-line cleanout – close to where the private line meets the public main.

Those cleanouts are required for proper testing, maintenance, and eventual repairs or replacement. Whether you end up just testing, doing spot repairs, or replacing the entire line, those cleanouts will be needed anyway. That’s why we usually recommend starting there.

In practical terms, installing or bringing existing cleanouts up to grade is not considered a “repair” to the lateral itself under most codes. That’s important, because some older materials (like cast iron) are grandfathered in as long as you’re not repairing the pipe. Adding cleanouts for testing doesn’t usually trigger a mandatory full replacement on its own.

Cast Iron, Clay, and Other Older Materials

Older laterals from the 1950s–1970s are often made of materials that aren’t used in new installations anymore, such as:

  • Cast iron – Heavy and durable, but can corrode and scale internally. Often grandfathered in if it’s intact and passes testing.
  • Clay tile – Very common in that era, but prone to root intrusion at the joints and cracking over time.
  • Orangeburg (bituminous fiber) – Less common today, but a red flag; it tends to deform and fail with age.

For cast iron in particular, we explained to Mark: technically, any repair to a cast iron line under current code can justify requiring a full replacement. However, there’s often some reasonable flexibility if it’s just a very small section being addressed, and the line passes pressure testing afterward. That’s one of the advantages of doing a pre-test without the PUD present — you can understand the situation fully before bringing in regulators.

Repair vs. Full Replacement: How We Decide

Once we’ve camera’d the line and, if necessary, done a pressure test, we help the seller weigh three main options:

  • Passes test, minimal defects – No replacement required. We document the condition so you can show buyers or agents, and you may just need to do the official PUD test.
  • Localized issue – One crack, one offset, or one root-intruded joint. In some cases, a targeted repair may be reasonable and cost-effective.
  • Multiple problem areas – Roots everywhere, multiple cracks, significant offsets, or a failing material throughout. At this point, it often makes more financial sense to replace the whole line.

We told Mark what we tell everyone: once you start digging up section after section, paying for multiple excavations, repairs, backfilling, and re-testing, you’re often approaching the cost of a full replacement anyway. A full replacement gives you a brand-new, code-compliant line that’s much more attractive to buyers and less likely to cause issues down the road.

What Does This All Typically Cost?

Every property is different, but here are some very general ranges to help you plan. These are ballparks only and can go up or down based on depth, length, access, paving, and local requirements:

  • Initial camera/pre-test visit: Often in the low hundreds of dollars.
  • Installing or raising cleanouts: From a few hundred dollars for a simple, shallow cleanout to a few thousand if it’s deep or under hardscape.
  • Spot repairs: Can range from around $1,000 for a simple small excavation to several thousand if access is difficult or there are multiple spots.
  • Full lateral replacement: Commonly several thousand dollars, and can be more if the line is long, deep, runs under driveways, or requires traffic control.

Because of these ranges, we usually provide Mark (and other sellers) with separate estimates: one for the initial inspection and cleanouts, one for repairs if needed, and one for a full replacement scenario. That way the seller can see the different paths clearly and decide what to authorize.

Common Questions Sellers Ask Us

“We’ve never had a backup. Do we really need to test?”

We hear this all the time. The answer: yes, if your local district or buyer requires clearance. A line can be leaking underground or full of roots and still be flowing “fine” — until it doesn’t. For sales, documented condition is just as important as current performance.

“If the line fails, will we be forced to replace it right away?”

If you go straight to the official PUD test and fail, you’re usually on a strict timeline to repair or replace. That’s exactly why we suggest a pre-test first, so you can understand your options and likely costs before you’re locked into a deadline.

“Should we just replace it before listing and be done with it?”

Sometimes, yes — especially if the line is clearly in rough shape or made of a notoriously poor material. Other times, a line from the 70s can pass with flying colors and only need minor work. Without a camera and pre-test, you’re essentially guessing. We prefer to help you make a decision based on real data from your property.
